Warranty & FAQ
Our Warranty & Common Questions
Straight answers before you build, and a written warranty after.
Our workmanship warranty
A written 1-year labor warranty.
Every Irwin Outdoors installation comes with a written 1-year labor warranty from the date of completion. That's our standard unless a different term is requested and agreed in writing.
Covered: settling, sinking or shifting caused by our base or installation, loose borders or edge restraint, and pavers that rock or separate because of our workmanship. We'll re-level, reset or replace the affected area at no charge.
Not covered: damage from causes outside our workmanship, such as tree roots, plumbing or irrigation leaks, erosion or drainage changes we didn't install, heavy equipment, chemical or fertilizer stains, normal joint-sand loss and efflorescence, and work by others on the area.
How to make a claim: call or text (863) 450-9572 or email [email protected] with a photo, and we'll schedule a visit.
Frequently asked questions
Good work starts with clarity.
How much does a paver patio or pool deck cost?
It depends on size, access, base prep, material and pattern. We give you a free, written, line-item estimate after an on-site visit.
Is the estimate really free?
Yes. The visit and written estimate are free with no obligation.
How does the process work?
Call or send the form and we get back to you the same day, 24 hours at most. We set up a free site visit on your schedule, and you get a written estimate within 48 hours of the visit. Once you approve it and pay the deposit, we schedule the build, and we walk the finished job with you before the final payment.
How soon can you start?
Many jobs can start within days of approval. Projects with specialty materials can take 6–8 weeks to start while materials come in. Your estimate includes a start date.
How do deposits and payments work?
A deposit of 25–50% is due when you approve the estimate, depending on the products in your job. The balance is due on completion.
What warranty do I get?
A written 1-year labor warranty is standard on every installation, unless a different term is requested.
Do I need a permit or HOA approval?
Permits and HOA approvals are the homeowner's responsibility, so check with your city or county and your HOA before work starts. We're happy to share the paver color and pattern details your application asks for.
Do you use subcontractors?
We do the work ourselves. The one exception is screen enclosures, which we sub out.
Pavers or concrete?
Concrete is cheaper up front but cracks, and patches never match. Pavers flex with the ground, can be repaired invisibly and keep their color.
Pavers or travertine for a pool deck?
Travertine usually stays cooler underfoot and looks upscale; concrete pavers come in more colors and usually cost less. We bring both to the visit.
Should I seal my pavers?
Sealing is optional but recommended. It deepens color, helps lock joint sand and makes stains easier to clean. Sealers need to be reapplied every few years.
What's the white haze on new pavers?
That's efflorescence, a natural mineral bloom in concrete pavers. It fades on its own over weeks to months and can be cleaned before sealing.
What areas do you serve?
Lakeland and all of Polk County, plus East Hillsborough including Plant City, Brandon, Valrico and Riverview. We travel for larger projects too.
When are you open?
Monday through Friday, 8am to 6pm. Call or text (863) 450-9572 or email [email protected].
Are you insured?
Yes. Irwin Outdoors LLC is fully insured, and we're happy to send a certificate of insurance before we start.
Do you have a military or first responder discount?
Yes. Active-duty military, veterans and first responders receive exclusive discounts. Select your status in the estimate form and we'll apply it to your estimate.
